An Energy Performance Certificate (EPC) is a legal requirement whenever a property is sold, rented, or newly built. It rates the energy efficiency of a property from A (most efficient) to G (least efficient) and also provides practical recommendations to improve efficiency, reduce running costs, and lower carbon emissions.

Booking your EPC with me is simple and convenient, as I can carry out the assessment during the same visit as your property photography and floor plan. This saves you time and ensures you have everything you need to market your property in one go. Each assessment usually takes between 30–45 minutes, depending on the size and type of property.

 

EPC Assessment ┃Step-by-step

Nr. 01
Step 1 | External Assessment

The process begins with an inspection of the property’s exterior. Construction type, walls, roof materials, and extensions are noted to understand how well the building retains heat.

Step 2 | Heating System

The main and secondary heating systems are checked. I record the type of boiler or heater, its age, efficiency rating, and how heat is distributed throughout the home.

Step 3 | Hot Water System

 The hot water setup is reviewed, including the cylinder (if present), insulation levels, and heating controls, to determine efficiency in storing and supplying hot water.

Step 4 | Loft & Roof Space

Where accessible, insulation in the loft or roof space is measured. Proper insulation is crucial for reducing heat loss and improving energy performance.

Step 5 | Windows & Glazing

All windows are assessed for type (single, double, or triple glazing) and condition, since glazing has a major impact on energy efficiency and comfort.

Nr. 06
Step 6 | Lighting

The proportion of energy-efficient bulbs (such as LEDs) is recorded. While a smaller factor, it still contributes to the overall rating.

Step 7 | Renewable Technologies

If solar panels, heat pumps, or other renewable systems are installed, these are included in the assessment as they can significantly boost efficiency ratings

Step 8 | Data Entry & Certificate Production

Finally, all collected data is processed through government-approved software to generate the EPC. The certificate provides an energy rating, environmental impact score, and tailored recommendations for improvement.
